Test for a hidden leak yourself in thirty minutes
Before calling anyone, you can establish whether water is escaping. Turn off every tap in the property, stop the washing machine and dishwasher, and make sure no toilet is refilling. Go to your water meter, usually near the front boundary, and read the numbers including the small dial or the leak indicator, which is often a small red triangle or star that spins on any flow at all.
Leave everything off for at least half an hour, longer if you can, then read it again. If the reading has moved or the indicator is turning while nothing is running, water is going somewhere. That is a genuine test result and worth telling us about when you call.
You can narrow it further. Shut the isolation tap at the meter, wait, and check again. If the meter still moves with the property isolated, the escape is likely between the main and the meter rather than inside your place. How we find leaks without opening walls
Non invasive detection means locating the leak by evidence rather than by exploration. Several methods are used together, because each answers a different question and no single one is right for every situation.
Acoustic listening equipment picks up the sound a pressurised leak makes as water forces through a small opening, transmitted along the pipe and through the surrounding structure. Ground microphones and contact probes let a plumber move across a floor or wall and find where that signature is loudest. It is highly effective on pressure lines and is often what pins a leak down to within a small area.
Thermal imaging reads surface temperature differences. Escaping hot water warms the material around it and escaping cold water cools it, and evaporation from a damp patch also shows as a cool zone. On a plastered wall or a tiled floor, thermal imaging frequently shows the shape of a pipe run and the plume spreading from the failure point, all without touching the surface.
Pressure testing isolates sections of pipework and puts them under controlled pressure to see which section will not hold. It answers a question the other methods do not, namely whether a suspected line is actually leaking, and it is how you separate a plumbing leak from rising damp or an external water source.
Tracer gas is the method for the hardest cases. A safe gas mixture is introduced into a drained line, and because the molecules are small and light they escape through the failure and rise through slab, screed, soil or wall material to be picked up at the surface with a detector. It works where acoustics struggle, including very small leaks, non pressurised lines and pipe under concrete.
For drainage rather than pressure lines, a CCTV drain camera goes down the pipe and shows the condition directly. In Darlington that regularly means looking at vitrified clay or earthenware laid in short mortared sections, well over a century old, where the joints are the weak point.

Ground moisture rises through porous masonry by capillary action, carrying dissolved salts with it. When the water evaporates at the surface the salts stay behind and crystallise, producing the white powdery efflorescence and the crumbling, fretting brick and render you see on old walls in this part of Sydney.
Salt damp typically shows as a tide line at a consistent height above ground level, spread along a wall rather than concentrated in one spot, and it tends to worsen slowly over years. A plumbing leak more often produces a localised patch, appears relatively suddenly, and correlates with water use. The two can also occur together, where a leak is feeding a masonry problem that then persists on its own.

Shared walls and ambiguous origins
Party walls make leak origin genuinely uncertain. Water entering a shared wall spreads through the masonry and along the shared floor structure, and it will show on whichever side has the more absorbent finish or the lower point, which is not necessarily the side it came from. A stain in your hallway can be your neighbour's bathroom waste, and the reverse is just as common.
This is exactly where detection equipment earns its keep, because it identifies the source rather than the symptom. Sometimes that requires access to both properties, and cooperation makes it far quicker. My meter is turning but I cannot see any water anywhere. Is that possible?
Very possible, and common. Water escaping under a slab, in a subfloor, inside a cavity or into loose soil can run for a long time without surfacing. A moving meter with no visible water is a strong reason to get detection done rather than wait for it to appear.
Can you tell whether it is a leak or rising damp?
